Today was a really special closing day. ❤️ Wade and Macy officially became first-time homeowners in Daphne, Alabama! There is just something different about helping someone buy their very first home. It is exciting, a little nerve-racking, and full of questions along the way. And that is completely normal. Buying a home is a big deal, especially when you have never been through the process before. I loved being able to walk Wade and Macy through each step, help answer the questions, work through the details, handle inspections, and finally get them to the closing table today. Baldwin County Market Note | Wednesday, Sept 9, 2026 The newest county report (Alabama Center for Real Estate with Baldwin REALTORS, released Aug 31) says more than the headlines do: 🏠 July closings down 2.4% year over year, yet sales are up 12.7% year to date 📉 Active listings 3,271, down 11.7% from a year ago ⏳ 4.9 months of supply, still under the 6 month balance point 📆 Homes averaged 101 days on market, 26 days slower than July 2025 🔨 New construction was 17.1% of sales, median price $355,268 Translation: fewer competing listings, but buyers are taking their time. Pricing strategy, presentation, and negotiation skill now decide outcomes far more than the season does. Sellers who price to today's data instead of last year's comps are the ones getting to closing. Buyers finally have leverage on aged listings and builder incentives. Locally, the fall calendar is filling up, from the Gulf Shores Sunset Series on Sept 10 and 17 to chamber mixers across the Eastern Shore and South Baldwin.
